John Robins, Junior made his will at Roche on 12th October 1839. John's wealth in land enabled him to style himself 'yeoman' and there is no mention of his previous calling of inn-keeper.
His wife was no longer Mary Grose (who had died in 1831) but 'Elizabeth Robins' (Elizabeth Sutton, as was, whom he had married in 1832) . The style of the bequests to her suggest a second wife wanting to ensure that provision was made for her support, since in the event John had only five months to live.

Elizabeth, together with John's unmarried daughters Mary and Gertrude, were each given annuities payable out of John's lands in Roche and Withiel parishes. To Elizabeth and Gertrude were to go all "household furniture, plate, linen, farm stock and implements of husbandry, except as hereinafter mentioned", to go to Gertrude alone as soon as she was living separately, on payment of £30 to Mary.
To Joseph went "my Freehold Messuage, Tenement and premises called Lukes Tenement situate in Retire Curras in the parish of Withiel, ...All that Meadow or Close of Land called Meine Meadow in Retire Curras, ...the Estate, Term and Interest in All that Messuage, Tenement and premises situate at Trerank (parish of Roche) whereon I now reside, ...my part or share of that Messuage, Tenement and Mills with the appurtenances to the same at Tremoddrett in the parish of Roche, one half part in All my adventures and parts and shares in Tin Works, .. .my part or share in that Messuage, Temement and premises called Tregoss in the parish of Roche, all the live and dead stock and implements of husbandry on my estates in Withiel and any leases or tenancies I may then hold in the parish of Withiel, and all that Field or Close of Land called Number two part and parcel of a Tenement in Trerank at the back of or near to my present dwellinghouse together with the use of the road leading thereto from the Town Place." Provided that if Elizabeth or either or both daughters wished to live in the dwellinghouse they might do so at £5 rent by half-yearly payments.
To Nicholas went "All the rest, residue and remainder of my real and personal estate, goods, chattels, monies and securities for money", which are known to have included an estate at Trezaise in Roche parish.
Of John, William and Jane there is no mention; because they were already dead.
John's will is an intricate concoction of repetitive and elaborate legal phrases, running to five sheets of paper '96 in stark contrast to the simple language and two sides of parchment which had sufficed for his father.
In 1873, the Return of Owners of Land in England and Wales recorded 'Josh. Robins, Withiel' as owner of 12 acres, with a gross annual value of £13/8/-. 'Nicholas Robins, Roche' owned 21 acres producing £43/4/-. It seems very likely that these are the lands devised to the brothers by John Robins, Junior some 30 years before.

His gravestone is extant, and says he was 67 years old when he died in 1840.

"Respected Parishioner of Roche, Cornwall, England, United Kingdom.
John Robins, Junior was a member of the parish vestry at Roche. His activities in this respect are recorded in the parish registers.
On 24th Feb 1812 he attended a vestry meeting to agree the building of a vestry and parochial school room above the north aisle of the church.
On 13th Jan 1819 he attended a vestry meeting to agree the purchase of six new bells from Gloucester. At this date he was serving as joint Overseer of the Poor.
His epitaph in the churchyard records that: " He was respected by all who knew him, as a person of strict integrity, and sound judgment. During the latter years of his life, he was more…"

The head stone having sunk over the years the last lines are now buried.
